A seriously distressed neighborhood located just blocks away from Yale University in New Haven, Connecticut, Elm Haven represents a unique opportunity to positively affect the course of an entire community. Funded under the HOPE VI urban revitalizaton program and developed and managed by Beacon/Corcoran Jennison Companies - a joint venture of BRP and the Corcoran Jennison Companies - the project will produce high quality mixed-income housning, build five new public streets and connect to major new school, park, and other community amenities. Planned in two phases, construction on Elm Haven's mix of rental and private homes began in the spring of 1998 and is scheduled for completion in the Fall of 2002.
SOUTHWOOD SQUARE,

In 1997, Beacon/Corcoran Jennison Partners was selected as developer for Southwood Square. Located in Stamford, Connecticut, where real esate development and expansion is skyrocketing, the mature Southwood Square is the focus of a new and strategic revitalization program. The plan involves transforming Southwood Square into a stable, economically balanced community that is physically and socially integrated into the surrounding locale. The neighborhood's exsisting structures will be demolished and replaced with affordable homeownership and rental housing for a broad range of incomes. The first of three phases of construction will be completed by December 2001
OAK HILL APARTMENTS,
Pittsburgh, PA
Allequippa Terrace is located on a hill top that joins the City's Oakland and Hill neighborhoods. This once distressed public housing site has been transformed into a thriving mixed income, mixed-use community that includes townhome and garden-style residences as rental and homeownership units. Given Allequippa's close proximity to the University of Pittsburgh and the University of Pittsburgh Medical Center, the redevelopment project provides a unique opportunity to re-establish connections with the city of Pittsburgh and improve access to the economic activity generated by the University. This redevelopment effort is being undertaken by Beacon/Corcoran Jennison Partners in partnership with the Allequippa Terrace Residents Council (ATRC), with ATRC serving as co-general partner. In addition to the transformation of the physical space, the redevelopment program also includes a comprehensive resident and economic development program designed to transition residents to economic self-sufficiency. Completion of the third phase of construction is expected for summer of 2002.
